Commercial Supply
Luxury modular buildings for eco-tourism, resorts and workforce projects — designed and engineered in Australia, fabricated off-site, delivered anywhere.
Why build off-site
Some sites make conventional construction slow, expensive and uncertain: cyclone-region coastlines, environmentally sensitive land, towns with nowhere to house a construction workforce. These are exactly the places off-site fabrication was made for.
Your buildings take shape in a controlled factory environment — quality checked at every stage, unaffected by weather, seasonal work windows or trade shortages — while your site stays quiet. Then they arrive finished, and the on-site programme is measured in weeks, not years.
Factory production runs to schedule, whatever the weather is doing on site.
Every module passes staged QA on the factory floor before it travels.
Minimal site disturbance and a compressed on-site programme, for places that deserve care.
Most of the labour stays in the factory. On remote sites, that changes the economics entirely.
The Aluxria model
Design, engineering and certification are led from Australia. Our structural engineering is carried out by Izzat Consulting Engineers — practising since 1975 — and every project is engineered to the wind region, terrain and conditions of its actual site. Fabrication runs through our manufacturing partner, one of Asia's leading prefabricated building factories, under Australian design control. Delivery, installation and certification complete the picture — followed by Aluxria Care, the scheduled inspection programme that keeps each building's warranty in force, matched to coastal and rural environments.
Led from Australia, engineered per project by Izzat Consulting Engineers.
Partner factory production under Australian design control, with staged QA.
Transport, crane and installation — anywhere, including remote and coastal sites.
Scheduled inspections that keep the building warranty in force, for the life of the asset.
Built for real environments
Aluxria designs are engineered to achieve Region C and Region D certification on a per-project basis — the most demanding wind classifications in Australia — with cyclone-rated, debris-impact glazing through our window partners, and fire-resistant construction where the site calls for it.
Luxury that stands up to the environment it lives in isn't a contradiction. It's the whole point.
Indigenous owned
Aluxria is a 100% Indigenous-owned Australian company, Supply Nation certified. Where projects sit on Country, we work in partnership with Traditional Owners — Indigenous training and employment through delivery, cultural induction for project teams, and respect for the custodians of the places we build. Not a project add-on; the way we work.
For government and corporate buyers, that also opens direct procurement pathways — Commonwealth IPP (including Exemption 16), the NSW Aboriginal Procurement Policy, and Reconciliation Action Plan commitments — most suppliers can't offer.

The Aluxria Care Package
Every Aluxria cabin is built to Australian standards for a long, low-maintenance life. The Care Package is how we honour that over time: a scheduled inspection and maintenance service that protects each cabin's structure and keeps your building warranty in force.
Modular cabins live outdoors for decades. Australian weather and coastal salt cause slow, cumulative wear, corrosion, seal degradation, fixings loosening, that becomes expensive if left. The Care Package catches it early.
It also protects your warranty. Missed maintenance is one of the few ways an owner can inadvertently void building cover. The Care Package removes that risk by managing the schedule for you.
Standard rate
$750 per cabin / year + GST
Multi-cabin sites are charged the same rate per cabin and invoiced together.

How it works: we contact you six weeks before each scheduled inspection, our inspector attends site, and your report is issued within seven business days. Any recommended works are quoted at your election. An independent licensed-inspector option is available, with the report provided to Aluxria on request.
The business case
Two identical cabins diverge the day they're delivered. One is inspected, documented and kept in warranty; the other is left to the weather. Over a ten-year hold, that difference shows up on the balance sheet, in the insurance file, and at resale.
| Over a 10-year hold | Unmaintained modular | Aluxria Care-maintained |
|---|---|---|
| Building warranty | At risk, lapses can void cover | Kept in force, schedule managed for you |
| Asset record | None, condition is anyone's guess | Asset Passport & Care Score, transferable on resale |
| Public register | Not tracked | Recorded on the LGA fixed-asset register by chassis number |
| Repair events | Reactive, unpredictable, unbudgeted | Scheduled, documented, budgeted |
| Financeability | Harder to lend against without records | Built to be underwritable, records lenders recognise |
| Insurance | Standard | Documented maintenance history to support insurer conversations |
| Resale appeal | Limited buyer pool | Transferable Care & Passport, a broader, bankable buyer pool |
| Guest / operator experience | Declines with the asset | Consistent, protected |
Lender-ready
Enter your details and we'll email you the ten-year depreciation and value-retention schedule for a Care-maintained Aluxria asset.
Figures such as specific depreciation or premium-reduction percentages are drawn from the schedule above and delivered-project data, not shown inline until they can be individually supported.
Total cost of ownership
Capex is the smallest part of the decision. What separates a commercial-grade asset from a liability is the next ten years.
A documented, registered, maintained asset is more bankable. Records lenders recognise support better lending conversations.
A documented maintenance history gives your insurer something concrete to work with.
The building warranty stays in force for the life of the Care Package.
A fixed annual subscription replaces unbudgeted repair surprises.
Care and supply pricing scale at portfolio level. The more cabins, the lower the per-unit cost of keeping them performing.
The maintained asset is a different financial instrument to the unmaintained one, and it's the one your CFO wants on the balance sheet.

We schedule regional inspection runs to keep travel efficient, and any site-specific travel is quoted transparently before we attend. Remote and multi-site portfolios are handled under Fleet Care.

Each cabin is certified under the National Construction Code with an Occupation Certificate and recorded on the local-government fixed-asset register. The Care Package documents ongoing condition and keeps the building warranty in force.
