Why build off-site
Add cabins without a building site in your park.
The worries are usually the same: a building site in the middle of a trading park, a programme at the mercy of trades and weather, and the approvals landing on your desk.
Building off-site takes most of that away. The cabins are made in a factory, checked at every stage, and arrive finished. Installation takes hours, not seasons.

No construction camp
Most of the labour stays in the factory. On site it is foundations, a crane lift and connections, with minimal disturbance to the guests around it.
Not held up by weather
Factory production runs to schedule, whatever the weather is doing on site, and we confirm the programme for your order before you commit.
Checked at every stage
Every cabin passes staged QA on the factory floor before it travels, photographed and reported.
Light on the land
A compressed on-site programme and minimal site disturbance, for coastal, riverside and bushland parks that deserve care.
The cabins
Pick a model, or have one designed for your park.
Every model shares the same steel frame, 2.5 mm aluminium shell, full insulation and complete internal fitout. Choose by guest mix and footprint. Orders run from a single cabin to staged villa programmes.

Before you decide
What to weigh up before you add cabins.
Disruption to trading
Fabrication happens in the factory. On site it is foundations, crane delivery, installation and connections: a compressed programme with minimal site disturbance.
Speed to first guests
Factory production runs to schedule whatever the weather, and installation takes hours, not days: a cabin is operational the same day it arrives.
Consistency across a rollout
Every cabin is built to the same standard and passes staged QA on the factory floor before it travels, so every cabin in a rollout is built to the same specification.
Guest experience
A finished interior with triple-glazed windows and, by model, a full kitchen and bathroom. The K70 adds panoramic glazing for premium stays.
Maintenance and lifecycle
Aluxria Care schedules the inspections and documents each cabin's condition, so the asset is managed rather than left to the weather.
Flexibility and asset value
Build the infrastructure once. Lift a cabin out and set another model on the same footprint: an upgrade in hours, with no change to the infrastructure. Relocatable if the park layout changes, and a documented, maintained cabin retains a high value in the secondhand market.
We don't publish yield figures, because returns depend on your location, your rates and your occupancy. We'd rather work through your numbers with you.

Approvals
Each cabin is manufactured to comply with the National Construction Code and approved for its site through the pathway that applies there. Aluxria Care
Scheduled inspections matched to your environment that keep the building warranty in force for the life of the asset.
Aluxria Care
Keeping the cabins in good condition.
Cabins live outdoors for decades, and weather and coastal salt wear them slowly. Aluxria Care is a scheduled inspection and maintenance service. It catches problems early, records each cabin's condition and keeps your building warranty in force.
For multi-cabin operators, inspection runs are planned across your sites, with one register for every cabin, a document folder each, and consolidated invoicing. Coastal and high-use sites are inspected six-monthly. Aluxria Care Package details

The structure is galvanised, sealed-coated steel under a 2.5 mm aluminium shell, finished in fluorocarbon paint and specified for marine environments, with a warranty and a maintenance schedule to match. - External fixings: corrosion and loosening
- Wet-area waterproofing in bathrooms and laundry
- Written inspection report, issued within seven business days
Commercial supply
Commercial pricing for operators.
We offer commercial pricing and partnership pricing to holiday park and resort operators, built around the number of cabins, the models you choose and the site scope: supply only, or fully installed with approvals, foundations, crane and installation. Programmes of 20 or more cabins are priced case by case.
Council and Crown land parks
Supplying council and government-run parks.
Some holiday parks are council-managed or sit on Crown land. Aluxria is a 100% Indigenous-owned Australian company and Supply Nation registered, which opens direct procurement pathways for government and corporate buyers alongside the usual tender route.
The build is off-site; the site scope is local. Foundations, cranage, connections and installation labour are tendered locally for every project, and Indigenous participation is packaged and reported on each project. Commercial modular accommodation for government and corporate buyers →
Holiday park operators
Frequently asked questions.
What approvals are required for holiday park cabins?
Each cabin is manufactured to comply with the National Construction Code and approved for its site through the pathway that applies there. In NSW that is development consent with Construction and Occupation Certificates, or a section 68 approval. Fully installed supply includes council approvals and compliance management; the approval itself is issued by your council or certifier.
How quickly can modular holiday park cabins be installed?
Installation takes hours, not days. With the site prepared in advance, your cabin is craned into position and is operational the same day it arrives. The preparation beforehand, such as foundations, decks and civil works, is what can take days, and on some projects it is carried out by your own contractors. Water, power and waste connections are quoted for your site. We confirm the programme for your order before you commit.
Can cabins be supplied while the park stays open?
Most of the work happens in the factory, so on site the programme is limited to foundations, crane delivery, installation and connections, with minimal site disturbance and no construction camp. We plan access and staging around your park with you.
Can you deliver to remote locations?
Yes. Aluxria delivers to every state and territory, including remote and coastal sites. Transport, crane and installation are planned for your location, and any remote-site travel and logistics are quoted transparently for your site.
Can you supply cabins for cyclone regions?
Yes. Designs are engineered to achieve Region C and Region D certification on a per-project basis, with cyclone-rated, debris-impact glazing through our window partners and fire-resistant construction where the site calls for it.
How do the cabins hold up in coastal and marine conditions?
The structure is galvanised steel with a 2.5 mm aluminium shell. The steel is sealed-coated and the finish is fluorocarbon paint, specified for marine environments, with a warranty and a maintenance schedule to match. Aluxria Care provides six-monthly inspections for coastal and high-use sites: structure, weatherproofing, roof, fixings and wet areas, with a written report after each visit. Keeping to the schedule keeps the building warranty in force.
Can you deliver a staged rollout of many cabins?
Yes. Orders run from a single cabin to staged villa programmes. Every cabin is built to the same standard and passes staged QA before it travels. Programmes of 20 or more cabins are priced case by case, and the programme is agreed with you before you commit.
Can you design a model specific to our park?
Yes. Beyond the standard range, we can design a model specific to your park, developed with you and made only for your park. We can also work from your architect's drawings, engineered by Izzat Consulting Engineers for your site's wind region, terrain and exposure.
Do you offer commercial pricing for holiday parks?
Yes. We offer commercial pricing and partnership pricing for holiday park and resort operators. Tell us your brief, the number of cabins, the models and the site scope, and we will quote against it.
Can you maintain cabins across a park or a fleet?
Yes. Aluxria Care provides scheduled inspections with a written report after each visit, six-monthly for coastal and high-use sites. For operators with 10 or more cabins, inspection runs are planned across your sites, with one register for every cabin, a document folder each, and consolidated invoicing. Keeping to the schedule keeps the building warranty in force.
Can the cabins be moved or upgraded if our plans change?
Yes. Aluxria cabins are relocatable: a steel-framed building on removable pier foundations that can be craned and moved as the park evolves, and sold while still under warranty if your plans change. The infrastructure you build stays in place. Lift a cabin out and set another model of the same footprint on the same piers and services, so an upgrade takes hours, with no changes to the infrastructure. Because relocatable cabins resell well and Aluxria Care documents a maintenance schedule, a cabin retains a high value in the secondhand market.
